How this is calculated

The formula. Base cost is calculated as size_lm x base_rate_per_lm x benchtop_multiplier, then adjusted for layout change, island allowance, butler's pantry and character-home complexity where selected. The output is turned into a low-high planning range so homeowners do not mistake the result for a fixed quote.

Where the numbers come from.

  • Base rates. $4,000 per linear metre for refresh-tier work, $7,500 for mid-range full renovations and $12,500 for premium custom work. These are planning assumptions aligned to current Perth market positioning, not live tender rates.
  • Benchtop multipliers. Laminate 0.85x, porcelain or compliant low-silica surface 1.0x and natural stone 1.15x.
  • Layout change. +15% when plumbing or electrical points need to move and trade coordination increases.
  • Butler's pantry. +$10,000 as a planning allowance for added joinery, fit-off and supporting work.
  • Character-home complexity. +15% where older-home conditions, out-of-square walls or extra detailing are likely to add work.
  • Island allowance. +5% when an island bench is part of the scope because cabinetry, benchtop area and circulation planning typically increase.

What is not included. Council or approval fees where relevant, strata costs, asbestos removal, major structural work and hidden-condition rectification. Those items depend too heavily on the property to be modelled honestly here.

Why the tool still needs a builder. WA kitchen-renovation projects still need a measured scope, and some residential jobs also trigger additional contract and insurance requirements once the price and work type are known.
